1. Introduction and Scope
Arpshah Inc. (the “Company,” “we,” “us,” or “our”), a Delaware corporation (EIN: 41-3899303), operates the DoorViser platform (the “Platform” or the “Services”) — an artificial intelligence-powered real estate platform accessible at www.doorviser.com and through our mobile applications for Android and iOS. The Platform enables property discovery, listing management, and transaction workflows across for-sale residential real estate, long-term rentals, and short-term stays, for a full ecosystem of participants including buyers, sellers, renters, landlords, hosts, property managers, and licensed real estate professionals.
This Privacy Policy (the “Policy”) describes how we collect, use, disclose, retain, protect, and otherwise process Personal Information in connection with your use of the Platform, and describes the rights and choices available to you. This Policy applies regardless of how you access the Platform — through our website, mobile applications, or any other interface we make available.
This Policy does not govern the privacy practices of independent third-party real estate professionals, independent service providers, or other third parties that may interact with you through or in connection with the Platform.
By accessing or using the Platform, you acknowledge that you have read and understood this Policy. If you do not agree with this Policy, please discontinue use of the Platform immediately.
This Policy should be read together with our Terms of Service. In the event of a conflict between this Policy and the Terms of Service on a privacy matter, this Policy controls.
2. Definitions

3. Personal Information We Collect
The categories we collect depend on how you engage with the Platform. We collect from three primary sources: information you provide, information collected automatically, and information from third-party sources.

3.3 Information from Third-Party Sources
We receive Personal Information from licensed real estate data providers, public records repositories, environmental and public safety data providers, geospatial/location services, third-party authentication providers, identity verification services, payment processors, real estate market data aggregators, and other Platform users (e.g., in the context of a listing, inquiry, or transaction).
3.4 Sensitive Personal Information
Sensitive categories include: government-issued identification documents and numbers; financial account details (collected through payment processors, not stored by us); and precise geolocation data (collected only with your express permission). We collect these only to the extent strictly necessary and do not use them for targeted advertising or unrelated profiling.
4. How We Collect Personal Information
- Direct submission: when you create an account, complete a profile, submit a listing, perform a search, communicate, complete a transaction, or contact support.
- Automated data collection technologies: cookies, pixels, web beacons, mobile SDKs, and server logs (see Section 8).
- Third-party authentication: when you log in using a third-party sign-on service.
- Mobile device permissions: location services, camera access, push notifications; revocable through device settings.
- Third-party data transfers: from licensed data providers, public records, identity verification services, payment processors, and other authorized sources.
- Inference and derivation: we may derive inferences about your preferences and intent from your interactions to improve search relevance and recommendations.

6. How We Disclose Your Personal Information
We do not sell your Personal Information. We do not disclose it for independent third-party direct marketing without your prior consent.
6.1 To Other Platform Users
Certain profile and listing information is visible to other users as part of Platform functionality (e.g., professional profiles, listings, host profiles, inquiry details, transaction counterparty information, and public reviews).
6.2 To Service Providers
We engage third-party service providers (as Processors) for cloud infrastructure, database/storage, AI/ML infrastructure, authentication, SMS/voice notifications, email delivery, payment processing, licensed real estate data, identity verification, analytics, and customer support.
6.3 To Licensed Real Estate Professionals
When you submit an inquiry, request a viewing, or initiate a transaction, we disclose relevant contact and property preference information to the responsible professional, landlord, host, or property manager.
6.4 For Legal and Safety Purposes
We may disclose Personal Information to comply with law, respond to lawful requests, protect safety and rights, detect fraud, or enforce our Terms of Service.
6.5 Corporate Transactions
If Arpshah Inc. is involved in a merger, acquisition, or asset sale, Personal Information may be transferred. We will provide notice before information becomes subject to a materially different policy.
6.6 De-identified and Aggregate Data
We may share De-identified or Aggregate Data for market research, industry reporting, and business analytics. Such data cannot reasonably identify any individual.
7. AI-Powered Features and Automated Processing
7.1 Natural Language Search
Our AI interprets your search queries semantically to return property listings ranked by relevance. Queries are stored to improve accuracy and future recommendations.
7.2 AI-Powered Matching and Recommendations
Machine learning models match you with relevant listings, connect you with aligned professionals, and generate personalized recommendations. These do not constitute professional real estate advice.
7.3 Transaction Workspace AI
AI assists with suggesting forms, flagging incomplete steps, pre-populating fields, and routing documents. All actions require your explicit review and authorization. This is not legal advice.
7.4 AI-Generated Reports
AI-assisted price estimates, rental projections, investment analyses, and market summaries are for informational purposes only and do not constitute financial, investment, or legal advice.
7.5 Limitations of Automated Decision-Making
Our AI assists and informs decisions; it is not used to make legally binding or financially consequential decisions about users without human oversight. You may request human review of any AI-assisted output that affects you.
7.6 AI and Fair Housing Compliance
All AI features are designed, tested, and periodically audited to ensure they do not produce discriminatory outputs. Protected characteristics are never incorporated into models that affect property ranking, lead routing, pricing, or any user-facing feature. See Section 15.
8. Cookies and Similar Tracking Technologies

You may control Tracking Technologies through browser controls, our Cookie Preference Center at www.doorviser.com/cookies, the DAA/NAI opt-out pages, and mobile device advertising settings. Opt-out choices are device/browser-specific.

Upon expiration, we securely delete or render non-identifiable all retained Personal Information. You may request early deletion as described in Sections 11 and 12.

11. Your Privacy Rights and Choices
11.1 Right to Access and Correct
Review and update account information in settings, or contact legal@arpshah.com. We respond within 45 days.
11.2 Right to Delete
Request deletion at legal@arpshah.com with subject “Account Deletion Request.” Processed within 45 days, subject to legal retention obligations.
11.3 Opt Out of Marketing
Unsubscribe via the link in any marketing email, or update notification preferences in your account settings.
11.4 Push Notifications
Enable/disable through your mobile device’s system settings.
11.5 Geolocation
Grant or revoke precise location access through your device’s settings. We will fall back to approximate (IP-based) location.
11.6 Withdrawal of Consent
Contact legal@arpshah.com. Withdrawal does not affect lawfulness of prior processing.
11.7 Do Not Track
The Platform does not currently alter data practices in response to browser Do Not Track signals. California residents may have additional rights under Section 12.
12. California Privacy Rights (CCPA / CPRA)
This section applies to California residents and supplements Section 11, pursuant to the CCPA as amended by the CPRA.
12.1 Categories Collected
Identifiers; personal information per Cal. Civ. Code §1798.80(e); protected classification characteristics (age, for verification only); commercial information; internet/electronic network activity; geolocation; professional information (real estate professionals only); inferences.
12.2 Sale and Sharing
We do not sell personal information. We may share certain internet/network activity with advertising partners for cross-context behavioral advertising. You may opt out (Section 8.2).

12.5 Authorized Agents
You may designate an authorized agent with written permission. We may verify your identity directly.
12.6 California Shine the Light
Contact legal@arpshah.com with subject “Shine the Light Request” for information about third-party direct marketing disclosures.
13. Children’s Privacy
The Platform is for individuals 18 years of age or older. We do not knowingly collect information from minors. If we discover we have collected information from a minor, we will promptly delete it. Parents or guardians may contact us at legal@arpshah.com; we will respond within 30 days.
14. Real Estate Platform Disclosures
14.1 Licensed Real Estate Data
Property listing data is sourced from licensed data providers pursuant to written agreements. Users may not reproduce, redistribute, or scrape listing data for commercial purposes without express prior written consent.
14.2 Accuracy of Information
Property information (including AI-generated estimates) is for informational purposes only and may be incomplete or subject to change. Users should independently verify all material information through licensed professionals before relying on it.
14.3 Relationship with Professionals
Licensed professionals use the Platform in their individual professional capacity. Arpshah Inc. is not a licensed real estate brokerage and does not represent any party in a transaction.
14.4 Financial Information Disclaimer
Financial information on the Platform does not constitute financial advice, investment advice, property appraisals, or professional opinions of value. Users should consult licensed financial and legal professionals.
14.5 Transaction Workspace Documents
Documents prepared through the Transaction Workspace are tools to assist workflows and do not constitute legal advice. Users should seek independent legal counsel.
15. Fair Housing and Non-Discrimination
Arpshah Inc. is committed to full compliance with all applicable fair housing and anti-discrimination laws, including the Fair Housing Act, the Equal Credit Opportunity Act, Title VIII of the Civil Rights Act of 1968, and all applicable state and local ordinances.
We expressly prohibit: steering users based on protected characteristics; incorporating protected characteristics into AI models affecting property ranking, lead routing, or pricing; displaying listings in a manner that creates disparate impact; and using Platform features to facilitate discriminatory conduct.
Users engaged in discriminatory conduct violate our Terms of Service and applicable law. Report housing discrimination to legal@arpshah.com or to HUD at www.hud.gov/fairhousing.
16. Third-Party Links and Services
The Platform may contain links to third-party websites and services not owned or controlled by Arpshah Inc. We have no control over their content, privacy policies, or security measures. Inclusion of a link does not constitute endorsement. Review third-party privacy policies before submitting Personal Information.
17. International Data Transfers
Arpshah Inc. is headquartered in Houston, Texas. If you access the Platform from outside the United States, your Personal Information will be transferred to and processed in the United States. By using the Platform, you consent to this transfer. Where required by applicable law, we implement appropriate safeguards such as Standard Contractual Clauses.
18. Changes to This Privacy Policy
We may update this Policy at any time. When we make material changes, we will update the effective date, post the revised Policy, provide 30 days’ advance notice by email to registered users, and display a notice within the Platform. Continued use after the effective date constitutes acceptance. Prior versions are available upon request at legal@arpshah.com.
